1. Who We Are

Shelterwise (“we,” “us,” or “our”) operates the website at shelterwise.co. We provide AI-powered 5-year capital expense forecasts generated from home inspection reports. Questions about this policy can be directed to support@shelterwise.co.

2. Information We Collect

We collect only what is necessary to provide the service:

• Inspection report PDF. You upload a PDF of your home inspection report. This document is stored in encrypted cloud storage and used solely to generate your report.
• Property ZIP code. Used to apply regional cost adjustments to your forecast.
• Payment information. Collected at checkout by Stripe. We never see or store your full card number, CVV, or billing details — Stripe handles all payment data.
• Email address. Collected by Stripe at checkout for payment receipts. We may use it to send you your report or respond to support requests.
• Usage data. Standard server logs including IP address, browser type, and pages visited. Used for security, rate limiting, and debugging.

3. How We Use Your Information

• To process your uploaded PDF and generate your cost forecast report.
• To complete your payment transaction via Stripe.
• To deliver your completed report for download.
• To respond to support inquiries.
• To detect and prevent fraudulent or abusive activity.

We do not use your data for advertising, profiling, or any purpose beyond operating the service.

4. Third-Party Service Providers

We use the following third-party services to operate Shelterwise. Each is bound by their own privacy policy.

• Stripe — Payment processing. Stripe stores your payment details and issues receipts. See stripe.com/privacy.
• Supabase — Database and file storage. Your uploaded PDF and generated report are stored in Supabase's encrypted cloud infrastructure. See supabase.com/privacy.
• Anthropic — AI analysis. Extracted text from your inspection report is sent to Anthropic's API to identify home systems and conditions. We do not send your full PDF to Anthropic — only the extracted text content. See anthropic.com/privacy.
• Vercel — Application hosting. Server logs and request metadata are processed by Vercel. See vercel.com/legal/privacy-policy.

5. Data Retention

Your uploaded inspection PDF and generated report are retained for up to 90 days after your purchase to allow re-downloads. After that period, files are deleted from storage. Job records (status, ZIP code, system data) may be retained for up to 12 months for debugging and support purposes. You may request earlier deletion at any time by emailing support@shelterwise.co.

6. Data Security

All data is transmitted over encrypted HTTPS connections. Files are stored with server-side encryption at rest. Access to your files is controlled via time-limited signed URLs — your PDF and report are never publicly accessible. We apply rate limiting and input validation to prevent unauthorized access and abuse.

7. We Do Not Sell Your Data

We do not sell, rent, lease, or otherwise transfer your personal information to third parties for commercial purposes. We do not have an advertising business and have no interest in monetizing your data beyond providing the service you paid for.

8. Your Rights

Depending on your jurisdiction, you may have rights to access, correct, or delete personal data we hold about you. To exercise any of these rights, contact us at support@shelterwise.co. We will respond within 30 days.

9. Children

Shelterwise is not directed at children under 13. We do not knowingly collect personal information from children.

10. Changes to This Policy

We may update this Privacy Policy from time to time. When we do, we will update the “Last updated” date at the top of this page. Continued use of the service after changes are posted constitutes acceptance of the revised policy.
